The best time to sell is when you have a buyer. Well, maybe it’s not that simple. There are many factors that come into play when trying to decide on when to list. Market conditions, mortgage rates, and most importantly, your current personal situation and goals. Let’s start with some statistical evidence. According to a study from Redfin, Spring is the best time to list followed by Winter. This study is based on percentage of homes that sold above asking price: 

Homes listed in:

Spring: 18.7% sold above list price

Winter: 17.5% sold above list price

Summer: 15.1 sold above list price

Fall: 14.7% sold above list price 

What’s more, studies say that Thursday or Friday is the best day to list a home. Redfin analyzed 1.2 million listings and in nearly every market, found that homes listed on Friday were 12% more likely to sell within 90days. Their research also shows that homes listed on a Thursday or Friday sold for slightly closer to the list price: 94.4 percent compared with 93.9 percent for homes listed on a Sunday or Monday. The theory is that since buyers tend to tour homes more on the weekends, homes listed on Fridays are the freshest in their minds. There’s also the mindset that they need to beat other buyers to the punch on a potential good deal. Therefore the newly listed properties go to the top of the list.
