The Avid Rehabber Selling the Finished Product

When we finish a project what steps do we take to sell it?  I will list what J and C Homes does to insure a full price offer:

  1. Get a Realtor and I emphasize this.  I would never recommend attempting to sell your property yourself (FSBO) and I will cover this in more detail in a future blog.  I am a Realtor and I do not list to sell J and C Homes properties.
  2. Do your research on the Comparative Market Analysis (CMA) you should have a number and your Realtor should supply you with a number.  Your number should be close to what the ARV was with any inflation adjustment the market could have done in the 3-6 months of rehab.  List the property for that number don't get greedy unless you want to add months to the hold time.
  3. Have professional pictures taken for the MLS I recommend a photographer that specializes in property sales (check with your Realtor).
  4. Make sure your Realtor does a detailed description in the MLS.  You will want the detail to paint a picture of work completed, proximity to shopping, dining, schools and stress school district especially if in a good one.
  5. We also recommend staging in some fashion. This may be some artwork, towels, throw rugs all the way to a full stage of furniture all depending on your budget.
  6. Stay on top of your Realtor to insure advertisement in all appropriate media and have an open house.
  7. Last if you do not have an offer within the second to third week of the listing drop the price by $500 to $900 this will keep it on the hot sheet of the MLS.

As follows are some pictures of a house we had a ratified contract on (short sale) that the bank sold at Public Auction.  The house was located in Old Village Mt. Pleasant.  Yes Chickens (35) and Ducks (6) in the City. Plenty of eggs for the neighbors, although they were not to wild about the Crowing in the morning.
