Are you aware that on page 5 section 16 of the Agreement/Contract: To Buy & Sell Real Estate (Residential) it states that “buyer and seller agree that Seller has delivered prior to this contract a CDS"?
So, when working with a buyer, you are to show the CDS to the buyer before they write an offer.
My recommendation: when showing several homes to your buyer, print each of the property’s CDS and give to your buyer before they view the property. This way, the buyer knows about the property before they go in and they can look at the things that the seller may have said were defects.
