Buying a home to renovate and resell?

If you are renovating a home to resell make sure you have a business license in the community and pull all the proper permits.  This can save you a lot of penalties and will be a plus when you go to sell. You can tell the new buyer that the permits have been pulled.  There are also some areas that will not even allow you to turn the water on unless you have a business license.   You do not want to get caught without all the proper documents.

All of the municipalities have different restrictions. Some areas may require you to have a demo permit where other maybe more laid back. Whatever the case, it is best to find out exactly what is required of you.   With so many people fixing and flipping homes you need to be very cautious to make sure they are pulling the proper permits and have licensed contractors perform work if it requires someone to be licensed.

If you are working on a home and need to find out if someone is a licensed residential builder, electrician, plumbing or heating and air, even home inspector you can access the South Carolina Department of Labor, Licensing and Regulation, to quickly research this information.

If you are wanting to get in the fix and flip arena, please feel free to give me a call.   I work with investors, home owners and renters.
