Real Estate Professionals Today
I have been licensed as a South Carolina real estate broker for several decades, but have only recently returned to the profession as a broker in the general real estate business. I have been amazed at the legal requirements for one to practice real estate as a competent professional. Today, in order to best serve one's clientele, the agent must be very knowledgeable in a multitude of areas. This does not mean that the agent has to be an expert in construction and structural engineering. It does mean however that the agent must be an expert in all fields of training in real estate.
These fields of expertise include a firm knowledge of all of the legal aspects of contracts and various related documents, the proper handling of earnest money deposits, the rights and obligations of agents and of both Buyers and Sellers in a transaction. There are Property Disclosure Statements, Due Diligence provisions and processes as well as Home Warranty Programs and Flood Insurance Disclosures. Agents should also be able to assist the Buyers in the early stages of financing their purchase,
When accessing the services of a real estate professional, there is no more "Buyer Beware". Realtors representing either Buyer or Seller must adhere to a strict Code of Ethics. Their primary allegiance is to their client, but there is also the requirement to treat all parties honestly. There will be other entries to follow this, but suffice it to say that it is very important that you select a professional to assist you in reaching your real estate goals.
