New Amenities Coming to Nelliefield Plantation
Moving Forward with Nelliefield Amenities Center
After at least a year or two of planning a new amenity center and overcoming all the hurdles and questions of many homeowners, a vote has finally been made to move forward with obtaining a loan to finance the new Nelliefield Plantation Amenity Center.
The current plan is to have a path connecting to the new Philip Simmons Schools.
The proposed path is planned to be wide enough for golf carts to access it, but not wide enough for car traffic. Residents will be able to use the path, in lieu of having to go onto Clements Ferry. There are definitely some hurdles with the path and crossing over wetlands. So the exact location of the path is to be determined, but the goal is to have at least 40 to 70 feet between the path and the houses.
There are also plans for a playground as well. The goal is to provide a safe place for all the children in the neighborhood to run and play in large hopes of keeping them off the streets and away from cars.
A pavilion is also in the plan for community events and meetings.
The HOA is currently having to rent space for meetings, so there will be some annual savings on this addition. There were also talks of renting the space out for events and parties, to bring in additional revenue.
The current neighborhood pool with remain in its current location near the entrance of the neighborhood. Some residents have expressed concerns over the size of the current pool, but the addition of another pool did not make the numbers feasible for all homeowners. However, the cleared field is leaving an option to one day add a large pool to the new amenity site, if desired.
So what does all this mean for Nelliefield Plantation residents HOA dues? It will result in an estimated increase of $7 to $21.04 per month. There is a large variance in this, as the plan is to also install solar powered street lights, which will result in electricity savings over the years. With the estimated savings, it should really only cost around $7 per month. With the dues currently at $170 per quarter, this would increase them to approximately $191 per quarter. Resulting in a total annual cost of $764 per homeowner.
