In an effort to curb the fast growth, this week the town of Mount Pleasant approved a large increase in the new construction impact fees. They will start increasing them July 1, 2017, with a second increase January 1, 2018, and a third increase July 1, 2018. Here is the estimated fee schedule:
Single Family Homes - current fee is $1,860; July 2017 will be $3,850; January 2018 will be $5,005; July 2018 will be $6,161
Restaurant w/7,500sq ft - current fee is $57,716; July 2017 will be $127,808; January 2018 will be $166,082; July 2018 will be $204,432
Shopping Center w/100,000sq ft - current fee is $328,000; July 2017 will be $706,101; January 2018 will be $918,431; July 2018 will be $1.13 million
For single family homes, these fees are generally paid by the builder and included in the price of a new home. This will definitely have an impact(no pun intended) on the price of new construction homes in Mount Pleasant.
