Mount Pleasant – Olde Park

Olde Park is right up Mathis Ferry Rd from I’ON, about which I wrote last week.
There looks to be 114 Lots and at least 97 of the lots are built on (stats from Dec-2015). These are custom built, higher-end homes and most of the homes have been built in the past 15 years or so. This neighborhood boasts nice sized lots as well.
Currently there are 3 Homes for sale. They range in price from $1,170,000 (~$284/sqft) to $1,995,000 (~$354/sqft). It is looking like these homes do not sell as quickly as the lower priced homes in Mount Pleasant. The 3 homes for sale now have been on the market since Feb-2016, July-2016 and Sept-2016. The neighborhood has done well with tree maintenance (no leveling of the area was done and most homes tried to keep as many mature trees as they could).
There is One Home Active/Contingent (under contract with a buyer) and it is listed for $1,695,000 (~$356/sqft). It has not been on the market that long, comparatively (Dec. 9-2016).
There have been 11 Lots sold since January 2010 and at this time there are no lots for sale.
