I’ON is a larger and newer community which is back off to the Left (~3 miles) once you enter into Mt. Pleasant on the Ravenel Bridge. Wikipedia states: “I'On is a mixed-use New Urbanist "Traditional Neighborhood Development (TND)" style community”. There are plenty of green spaces for walking & biking (6 miles of trails, 2.5 miles of marsh front paths). They also, have a wildlife refuge, called the Rookery, a deep water access boat ramp, 3 crab docks, outdoor amphitheatre, boathouse, 2 lakes, and 12 pocket parks (from Wikipedia).
There are 756 homes (as of Dec 2015) and a total of 762 units are approved and developers started this development back in 1995 after the legal battles went to the State Supreme Court.
As of this post, there are 28 homes for sale in I’ON. The range is price is from $635,000 (.05 acres) to $2,485,000 (32 acres, pool and marsh views). There are currently 9 homes Active/Contingent Ranging in price from $799,999 to $1,625,000. In 2016, there were 60 homes sold and they ranged in price from $460,000 to $2,407,900 (almost 6000 sqft and lakefront).
There looks to be only 1 vacant lot for sale ($549,000, .18 acre).
That is it for now on I’ON. Next week I will be reviewing the Olde Park neighborhood. As always, if you have any interest in buying a vacant lot or a home, just give me a call. I would be happy to assist in finding the right property for you.
