Know your surroundings.
I was doing another creek inspection today and what I found was very interesting. At the dock there was about 3 feet of water at low tide. A potential buyer would think that if they had a small boat they could get out to the harbor at low tide. Upon further investigation we found that there is a sand bar at the mouth of the creek that holds the water in but is not passable at low tide.
When looking for waterfront property it is important to consider the big picture. For this particular dock the good news is that an owners boat will not be sitting in the mud at low tide but the bad news is they can not get out of the creek until the sand bar has enough water to pass. Creeks and Inlets do change over the years so local knowledge is very important.
