Home Selling Tips for December
It's a new month! What are your goals for December as the New Year approaches?
Preparing to sell your home can be exciting and stressful all at the same time. But you can have peace of mind when you know how to prepare your home to sell and having an agent that will walk you through the process one step at a time.
First impressions are everything, and the vast majority of buyers look online when shopping for their next home.
- Tip #1 Good photography
Good photography is vital to maximizing the marketing of your home.
Photos of your home look more appealing with extra indoor lighting. It brightens up the home and can make even the smallest spaces look larger.
- Tip #2 Lights, please
Homes look more inviting when bright and open. Clean curtains or replace with some inexpensive new ones, clean windows, change out the lampshades, and increase the wattage of your light bulbs.
- Tip #3 Curb appeal
Second to location, curb appeal is important. Spruce up your home exterior with inexpensive shrubs and brightly colored flowers that can be planted even in the winter. Clean up your yard by pruning trees and shrubs. Remove leaves, pine cones, fallen tree branches, and dog waste that may have ended up on your lawn. Pick up garden equipment, toys, and other material outdoors.
- Tip #4 Perform necessary repairs
Fix it yourself. Take inventory of any repairs that need to be done, i.e., cracks in your sidewalks, loose handrails, or knobs, holes in walls, leaky faucets, just to name a few. It will cost you less to fix it than what buyers might deduct from their asking price.
- Tip #5 Fresh paint
A little fresh paint can go a long way. Repaint much-used rooms in neutral colors to make them look clean and fresh.
- Tip #6 Stage your house
If you don't have the money or time to stage your entire home, you can consider staging certain rooms. Surveys have found that the living room is the most crucial space to stage. Next is the master bedroom, then the kitchen. Remember, you want buyers to imagine their lives in your home.
- Tip #7 Finding the right agent
The relationship between a seller and their Realtor is based on trust, shared goals, and understanding. When you're thinking about selling your home, having an experienced listing agent can be a great help. An agent that will help you prepare to sell, price, stag, market, negotiate with homebuyers, and much more.
