Another Reason to Get a New Survey
The home closed 6 months ago. Buyer elected not to get a new survey because the home was only 4 years old.
Fast forward 6 months after closing, homeowner decides to measure his lot. In doing so, he discovers that his fence does not appear to be on his property.
Fact is that the previous owner did not get permission from HOA to put up a fence and the fence is actually on the HOA property which abuts his property.
HOA may ask the homeowner to remove his fence completely. Ouch! Now the owner has the expense of removing fence plus will not have a fenced yard.
Had there been a new survey, this would have been determined BEFORE closing.
Always, always suggest to your buyers to obtain a new survey.
