November is Back!  Stay Warm and Enjoy the Seasonal Events


November is here and the weather is spectacular with cool mornings and highs in the 70’s.  Charleston was just voted #1 city in the US for the 4th year in a row by Travel and Leisure and #2 city in the world behind Florence, Italy.  T+L also named Kiawah as the Top Island in the US and the 2nd best in the world.  Trip Advisor named Halls Chop House as the 4th best restaurant in the US and Circa 1886 came in at #12.

The real estate market here is setting records for buying activity this time of year.  We’re seeing record highs for the number of properties going under contract each week and we may set an all time record for the whole year.  Overall, year to date we are up 6.5% in median sales price over 2013 at $222k, which is an all-time high for the Charleston area.  And we are up 6.2% over 2013 in terms of number of transactions with over 10k sales in just the first 3 quarters.  Mt Pleasant continues to be the most popular area for buyers with median sales price in the $350k range.  Inventory is low over there and it can be a bidding war for a home.   The Park Circle area in North Charleston is also quite popular, due to its proximity to the Boeing plant and reasonable price points.  A lot of people worry that these gains are not sustainable, but these numbers are really quite reasonable and we continue to be at a price point that is below the trend line for the area (going back to 1991).  There should be plenty more room for appreciation.
