Charleston Coffee Talk – What Does Your Money Buy You in Mt. Pleasant?  S. of IOP vs. N of IOP

For the next few weeks, I will compare price points throughout different areas of town.  This week, let’s take a look at what your money will buy you in various areas of Mt. Pleasant.  There are so many different aspects of living in Mt. Pleasant. First, you have to decide what is most important to you and your family.  Location, larger home, schools, proximity to work and shopping to name a few.  So, here’s a look at the $450k price range and the $900k price range.

In Mt. Pleasant, if you are looking South of the IOP Connector, in the $450k price range, there are approximately 10 homes available for sale, 8 of which are townhomes.  Overall, the size is 1900 to 2400 sq ft.  The average price per square foot in the $450k range is roughly $213/sq ft

If you look in the same price range N. of the IOP Connector, you will find 35 homes for sale.  Of which 32 are Single Family homes and 3 are Townhomes.  The overall size of these homes range from 1900 sq ft to 4500 sq ft.   The average price per square foot is $191/sqft. 

If you are considering a higher price range, the spread is similar.  For homes S of IOP in the $900k price range, there are currently 10 listed for sale, ranging from 2000 to 4500 square feet with an average per square foot being $323/sqft.  N of IOP, there are 15 homes for sale currently, ranging in size from 3100 – 5600 square feet.  The average price per square foot is $263/sq ft.

As you can see, you can get more for your money if you consider an area a little further out of town.  Key factors for most families are desired type of community, style and size of home, schools and, of course, location!  There are so many beautiful natural resources in the greater Mt.
