Charleston Coffee Talk – Johns Island Home Values
This week, I wanted to highlight one of Charleston’s fastest-growing communities. If you have not discovered Johns Island yet…HURRY! The word is out and so many people are buying and building in that market. What’s not to love? Surrounded by water and full of agriculture and history, did you know that Johns Island is one of the largest barrier island on the east coast? Long Island is the only larger island. Filled with beautiful Oak Trees and Spanish Moss…Johns Island is a hidden gem and one of the few areas that has not been fully developed within a short distance to downtown Charleston.
So, here are some stats on what homes are selling for on Johns Island. (Please note that the number of multi-million dollar estates are increasing). So, some averages may be skewed. There are currently 13 homes for sale in the $250k price range on Johns Island with square footage ranging from 1400-2000. In the $500k price range, there are 9 homes for sale, ranging in size from 1400 to 3500. The average price per square foot on Johns Island averages around $150/sq ft.
Home values continue to rise and we are seeing record breaking numbers of homes under contract. I have information on multiple homes that are not on the market yet, but that will be built in early 2017 on Johns Island ($250k-$300k range). Call me if you would like to discuss your home’s value.
