The I’On community is truly one of a kind. It is named after Jacob Bond I’On, the first Mayor of the Town of Sullivan’s Island, and was founded in 1995. Designed by the town planning firms of Dover, Kohl & Partners and Duany Pater-Zyberk & Company, its vision was to display new urbanism with traditional neighborhoods. The result is a neighborhood that is currently comprised of 760+ single family homes, a village square with shops and restaurants, a church and civic buildings.
Upon entering I’On, you will immediately be reminded of downtown Charleston. From the beautiful front porches, high ceilings, raised foundations, iron gates, quaint courtyards, and the close proximity of homes – you will feel as though you have stepped back in time. The streets are lined with the many historic Charleston Styles of architecture and beautifully landscaped sidewalks.
Amenities and Community Management
The entire community is wrapped in natural features including a wildlife refuge, 6 miles of walking trails, 2.5 miles of marsh front paths, a deep water access boat ramp, 3 crab docks, outdoor amphitheater, boathouse, 2 lakes and 12 pocket parks.
The private/public ownership of the neighborhood allows the community landscaping and amenities to be privately maintained. The streets are maintained separately by the town, which helps to create a low HOA fee (currently $1050 annually for 2017).
The I’On Trust is a legally separate, non-profit that is organized by a volunteer Trust board elected by neighborhood members. They coordinate community events for cultural, social and volunteer purposes. They are always looking for ways to bring neighbors together!
The Creek Club is a unique event venue located at the back of the neighborhood. It has over 5,000
sq feet of space, including a beautiful lawn, dock, wrap around porch, live oaks with Spanish Moss, waterfront views and parking. The venue can accommodate groups of 75-300 people and is available for rent.
The I’On Club is available for membership and offers year round tennis (7 courts), aquatics (3 pools), gym facilities with classes and personal trainers and a private restaurant.
The daily operations of I’On are provided by an on-site Community Manager and Assistant Manager. Additionally, the HOA Board collaborates with the I’On Design Committee to ensure the consistency of design within I’On.
Because of the close proximity to downtown, shopping, restaurants, and the beaches, the home values in I’On remain very strong. Having such a unique property that is meticulously maintained continues to strengthen the investment of its
home owners. Typically, there are less than 4% of the homes available for sale in I’On. Pricing can range from the $600,000’s to over $2M.
I’On is truly a neighborhood to experience. So, when you come by to take look – don’t forget to get out of your cars and try out the walking trails, enjoy the breeze as it passes over the lakes, and stroll over to the square to stop for lunch and maybe a drink!
