In real estate, there are many parties involved in every single deal. Each deal has many moving parts and people behind them. There are mortgage lenders, appraisers, inspectors, realtors, and closing attorneys. If you are self financed, then you won’t have a mortgage lender but most likely you will still want the house to be appraised and inspected. No matter if you are getting a loan or self financed, you will need a closing attorney.
A closing attorney has many functions, but to the seller/buyer their biggest role is coordinating the closing of the deal. The closing attorney is in direct contact with your mortgage lender and after getting the final approval from your lender, the closing attorney will hand you your keys. A closing attorney has five primary responsibilities which include title examination, title insurance, coordinator, review of documents, record and disburse.
