The best time and the worst time to list in order to sell

Is December a bad time to list a house in order to sell in Charleston or the Summerville Market?  Conventional wisdom dictates yes it is.  However, not so much any more.   With computers, and the fact 80% of the home buying starts on the internet, conventional wisdom is just that conventional, it no longer applies.  Buyers now shop 24 / 7, via the internet. 

Should you wait until after the holidays?  I don't think it much matters, unless you plan on moving in the 1st quarter of 2017.  The sooner you have it on the market the better.  I know you are thinking, "if I sell between now and January, I am not going to be ready to move"....Well, that's not necessary true.  It takes an average of 30 to 45 days to close and those dates can be moved.  It all depends on what is negotiated between the two parties.  At the end of the day, if you get an offer and it does not meet your time line and can not be negotiated, you just say no.

Second reason why I believe this is a good time to list is that folks still follow conventional wisdom.  Hence they want to wait until the spring when the market tends to be the hottest.  So if you list now, your competition is at its lowest point.  Coupled with the housing shortage in the Charleston Market and Boom, you get to capitalize on the market.
