Detached garages, and especially detached garages with a FROG(Finished Room Over Garage) are very common in the Charleston area in many neighborhoods with Charleston style homes. Most of the new construction neighborhoods seem to be building detached garages.
What many homeowners may not know, is that when you have a pest control company come out to do their annual inspection, or when you purchase a property and have the inspection done for the CL100 letter, pest control companies will typically not inspect any detached buildings(garages, guest houses, sheds, barns) unless you specifically request that they do! Likewise, if you have a termite bond, the detached buildings would not be covered, unless you purposely have them added to the bond. The inspector would need access to the inside of these structures for the inspection. Anything permanently attached to the house, like porches or decks, are typically included in termite inspections.
If you have a detached garage or building, please ask your pest control company to include it in the inspection and termite bond. This is one of many important reasons to have a good real estate agent in your corner for any real estate transaction, including new construction.
