SELL HIGHER AND FASTER WITH QUALITY PHOTOS
Have you ever seen bad listing photos? There’s a dog in this shot, it looks like someone’s auditioning to be on the next Horders episode, or the room looks so dark it could be a cave. We’ve all seen them. There’s even a site dedicated to bad MLS photos. Check it out if you want a good chuckle.
First impressions are paramount when trying to sell a home & studies prove that quality photos will cause your home to sell quicker and for more money. According to the National Association of Realtors, 92 percent of buyers are searching online during their house hunt. That is why it’s more important than ever to produce professional quality photographs. Photos alone will not sell a home. But, it will get buyers in the door to kickstart the process. Listing photos have one job and one job only: Create emotion and cause people to want to see more. Here is my process:
- Equipment: DSLR camera, wide-angle lens, tripod, and post-editing software are used to produce the best images.
- Position: The right height & angle are key to showcasing the room’s best vantage points.
- Aesthetics: Does the space look inviting? I work with the homeowner to declutter each space that will be photographed.
- Neighborhood amenities: I'm surprised at how many people overlook this selling point. I photograph and highlight all the neighborhood amenities.
