Still renting? Are you on the fence in buying a home? Many renters are struggling to come up with closing costs and / or down payment. But since the housing bubble, the National Home Owners Fund has been set up to provide up to 4.5% grants, based on the value of the loan, to assist buyers for closing costs and/or down payments. Hence, for every $100K borrowed for the home, buyers can receive $4500 in grant money. This money DOES NOT have to be repaid. These loans are referred to NHF Saphire.
So what is the catch, there's not. These grants, coincide with FHA, USDA or VA loans. The only requirements is a credit score of 620 and a house hold income that does not exceed $78K if buying in Charleston, Berkeley or Dorchester County.
To sum it up:

-Approximately $78K max annual income for Charleston, Berkeley, Dorchester Counties
-No sale price limit
-For all buyers
-FHA, VA and USDA Loans
-Proceeds to be used for down payment and/or closing costs
-loans can be ready to close in 30 days.
