Mount Pleasant –Wakendaw Lakes
This neighborhood is one of those that has a very interesting history as well. It is located just before the end of Mathis Ferry Rd before I-526 underpass. Apparently, this area was a large plantation that had over 10,000 hogs and the two lakes were manmade back in the late 1940’s. The big lake was stocked with fish in the early 1950’s and the family opened it up for fishing (fish camp).
It looks to be divided up into 4 sub-neighborhoods and has 402 homes:
- Wakendaw on the Creek (started 1985)
- Wakendaw Manor (started 1978)
- Wakendaw East (started in 1984 w/two phases)
- Lake Corporation / Wakendaw Lakes (started 1968 w/seven phases…finished 1984)
The initial build date was in 1968 and at the time of this Blog Post, there are 3 homes for sale. They range in price from $499,000 to $830,000 (dock on Hobcaw Creek). The sizes range from 2228 sqft to 3083 sqft. Price per square foot (list price) is ~$224/sqft to $269/sqft.
There are 2 Active Contingent Sales at this time. One of the listings has been on the market for over 390 days, and it is listed at $267/sqft ($725,000) with a nice back patio for entertaining. The other was on the market for just over 50 days and listed for ~$185/sqft ($523,000).
In the past year (since Jan 1, 2016) there have been 16 homes sold. The prices range from $285,500 to $550,000.
