Mount Pleasant - The Groves, great Location to everything.!
This week we are moving from one side of Highway 17 to the other side of Highway 17 in downtown Mt. Pleasant. If you recall, over the past 3 or 4 months I have been posting articles about all the neighborhoods on the Left Side of 17 (as you are coming into Mt. Pleasant from Charleston). I consider this the West Side of the Highway as 17 is normally a North/South Highway. So today we start looking on the opposite site (right side or East side of 17).
Let me introduce you all to The Groves. This neighborhood is the first neighborhood you get to on the right when coming off the Ravenel Bridge. Note that you can also take the Coleman Blvd ramp off of the Ravenel Bridge to get to this neighborhood too. I call it the neighborhood behind TJ’s (Trader Joes). In my readings online, I find that the neighborhood is well established (late 1950’s) and has many 1 story, half acre lots with big mature trees.
There are 194 homes tucked away behind these two major thoroughfares (17 and Coleman Blvd).
At the time of this Post, there are 6 Homes on the Market. They range in price from $499,500 to $899,850. The homes square footage range from 1581sqft ($549,000) to 3420sqft ($820,000). There is 1 Active Contingent Home and it is listed for $850,000 (2838sqft).
In the past year, there are been 9 Homes Sold. They range in price from $435,000 (1650sqft) to $955,000 (3500sqft). It looks like once a home is put on the Market, there is a good chance it will sell quickly. 4 were sold in 15 days or less and one was sold in 69 days, where the others were not showing Days On Market for one reason or the other (sold without an Agent or without listing it on the MLS, or never put the data into MLS).
