This neighborhood can be found farther up Mathis Ferry Road, from the foot of the Ravenel Bridge (staying on the left/west side of Highway 17).  It is just past last week’s neighborhood of Heron Pointe (on the left).  Somerset Point has 52 Lots approved and all 52 have homes built on them.  There are No Homes For Sale at this time of this writing.  There has been only 1 house sold in the past year and that was on April 29, 2016.

If I scan the MLS records as far back as January of 2010, I see there were a total of 9 homes sold since then.  It looks like people like to stay in this neighborhood.  I see homes as being built in the mid-late 70’s, 80’s and 90’s.  Of the 9 homes sold in the past 7 years, the prices range from $425,000 ($155.68/sqft) to $820,000 (166.77/sqft).  If the home has a marshview, then the price per sq ft goes higher (~$220/sqft). 

Some homes have a view of Hobcaw Creek, but only 2 or 3 at the far end of the 2 streets.
