Lake Hunter Commons - Quiet, Quaint Townhome Community
Lake Hunter Commons is located just behind the Post Office if you enter from the Frontage Road called Johnnie Dodds Blvd. As I mentioned in last week’s Blog Post (Parish Place), this development has 56 Townhomes.
At this time, there are No Homes For Sale. There are 5 homes under contract as of this Blog Post (Active/Contingent). The List Prices for these A/C homes range from $355,000 (1564sqft) to $450,000 (1878sqft). This development looks to have been started in the late 1990’s (1999). The above mentioned homes were all built in the early 2000’s (2000 & 2001). The homes Primarily have 3 Bedrms and 2.5 baths. They are all Solid Brick and the common walls are only the garages, so no worries of having your TV too loud and your neighbor hearing. If you are lucky enough the home you are looking for will have a 2 car garage, instead of just 1.
There have been 6 Homes Sold in the past year (from Jan 1, 2016 thru today). In this market it looks like the homes are getting their Asking Price. These homes sold after a little while on the market, ranging from 1 day to 111 days (most sold in less than 68 days).
The homes at Lake Hunter Commons are not your average Townhomes, but the area is quaint/tight (1 way street) and it doesn’t look like there is any street parking if you had guests over for dinner. If this is a concern, then for sure look for the homes with 2 car garages and/or long driveways. The HOA fees as posted on some of these Listings state it will run you $165-$180/mth. One basic question for HOA’s, is what exactly do they use the HOA Funds for (lawncare…Insurance, etc)? In this case, there is a nice pool in the neighborhood, so you figure a portion of the HOA Fees are going to maintain this. Call me if you are interested, and I will find out ALL the Details and get you a copy of the C&R. Overall I think this is a very nice Townhome community (at first glance).
