How to Handle a Multiple Offer Situation

The Charleston market has been outrageous this past year when it comes to buying and selling real estate. Right now, we are seeing many multiple offer situations. But, what do you do when trying to purchase a home that so many others want?

 

We, as agents, typically use the term “highest and best” when it comes to putting in an offer in a multiple offer situation. Highest and best refers to the absolute highest you would be willing to purchase the property for, and giving the seller the least amount of worry necessary. What I mean is to maybe forego the home warranty and stick to the repair addendum rather than due diligence. Make sure you do not have to sell your own home first, as that particular contingency can make your offer much less appealing to the seller. With as little contingencies as possible, and going above what you normally would on a price, you are putting yourself in a promising situation to be able to purchase your dream home.
