Hamlin Plantation, A Dream of a Neighborhood!
Hamlin Plantation is located just a few miles north of the Isle of Palms (IOP) Connector, on Riffle Range Road. Nestled on the Hamlin Sound, there’s a sweet smell of sea salt on any given day throughout the entire neighborhood. At Hamlin Plantation, you are minutes away from everything, Downtown Charleston, beaches, the airport, shopping – not many neighborhoods are this convenient!
For many reasons, Hamlin Plantation is arguably one of the best neighborhoods in Mt. Pleasant. Award winning amenities such as a Jr. Olympic pool with winding water slide, tennis and basketball courts, sand volleyball, trails and bike paths. There’s also a gorgeous clubhouse and plantation lawn, a pool house with showers plus a full exercise facility. If you have a boat, there are storage opportunities as well. This is a well-planned neighborhood that when you drive through it, you feel like you are on vacation! Live Oaks, Palms and Magnolias along with Tall Pines line the common areas along with lush green grass and professional landscaping. Altogether the neighborhood consists of over 800 residential homes ranging in size and price. There’s really something for everyone in this neighborhood!
There are several sections of Hamlin which include, Madison, The Village, Hamlin One, Waverly and The Sound. Each have their own feel but all are similar in that the subsections are all very well taken care of, have a nice southern style and all the residents are friendly & will say they love the neighborhood.
Madison was the first section built in 2001 and has single family homes ranging from 2,000 – 3,500 square feet. There’s also townhouse style condos with and without garages. Some of these are 2 level condos while others are 3 levels. The price point in this section as a whole range from the 230’s for the condos and $400,000 to 580K.
The Village was also built beginning in 2001 and consists of only single family homes. The lots are a little bit larger than in the Madison, as well as the home sizes. These houses range from 2,800 – 3,400 square feet and are priced in the mid $500,000 to upper 600’s.
Next, we have Waverly in the back of the neighborhood, which started building in 2004 through 2012. This subsection consists of single family homes as well as townhouse style condos and larger attached homes. Price ranges start at 450’s up to 730’s for the single family homes and 2,400-3,700 square feet. If you’re lucky, you can get a home on the marsh!
Hamlin One consists of mainly attached single family, luxury condos/townhouses. Construction began in this subsection in 2011 and you’ll find both attached and detached garages. There is also one cul-de-sac of single family homes in the very back of this section that were just completed in 2016. In general, these town homes are priced starting in the mid 500’s.
Finally, we have The Sound. This section of the neighborhood is complete, with the exception of a few homes are still being built. This section consists of custom homes and range in price from the $680’s to over two million dollars. The Sound section of the neighborhood backs directly up to the Hamlin Sound where there are some amazing sound/water views as well as large lot sizes.
Overall, you will find everything you want in a neighborhood when buying a home in Hamlin Plantation. They have an active social community with many kid friendly activities throughout the year including Easter and Christmas events, a Halloween party and 4th of July festivities including a golf cart parade! There’s also an active swim team the Hamlin Hammerheads, and a several tennis teams for both adults and children. Additionally, Hamlin adopts a family in need around the holidays and there’s always some sort of drive going on.
In 2016, neighborhood stats looked like this: 53 single family homes were sold from 385K to 1.28M. The median price in Hamlin is 570K and homes were sold at a median sales price of $188 sq./ft. Come drive though this beautiful Mt. Pleasant gem of a neighborhood. I’m proud to call it home and I love everything about it!
