New Construction is very confusing, especially at Cane Bay where you have 10 or so different builders with 5 or 6 different types of homes. So it's imperative to hire a realtor, (at no cost to you) that is familiar with the builders and their products. Hence, my client who is going under contract.
By understanding her price point (under $200K), her limitations with up front cash, I was able to put her in touch with a Loan Office, for a 3% Grant. Originally the non refundable grant was 4.5%, but because she opted for USD (100% finance), it reduced. Hence she purchased a $200K home with no money.
DR Horton was supper. Because I did my job and asked the question, DR Horton extended their closing allowances because their lender could not provide the same option. They were able to work in some of the allowances to allow a bigger discount on up grades. They even found my client a house on the pond. The sales agent, although experienced, was on her job for two days. Beth did a super job.
