Deck the Halls? Or, Hold Santa’s Calls? How to Market Your Home for Sale During the Holidays
I often have sellers ask me what to do with their seasonal decorations. It can be tricky to navigate having a home for sale during the holiday season. Here are a few tips that I have put together to plan for a successful home sale in ANY season.
- Take photos year-round. You never know when you will want to sell your home. It may be winter or summer. And, you know that you can’t control the weather. So, begin to capture beautiful moments throughout the year so that you have them on file not matter what the season is when you are selling. For example, if you had a beautiful snow fall that covered your home and lawn, save that because it paints a beautiful picture of what your home may look like during the winter. If you have a beautiful garden typically, but you are selling during the freezing cold – pull out those photos of the gorgeous spring flowers. It will give you an advantage over the other sellers that have a yard full of dead plants. And, if you are privy to an exceptional view, whether it is a unique sunset, 4th of July Fireworks or a street front parade…capture those moments too! Before you know it, you will have a catalogue of photos of your home and neighborhood throughout the year.
- Yes…Santa is coming whether you are selling your home or not. So, embrace it! I have heard people tell me that they felt that they shouldn’t decorate this year when their home is on the market. I say do it! The people buying your home will want to celebrate holidays too. What better way to let them envision themselves at their new home next holiday season than to have it decorated beautifully?
- Have backup pictures ready. When it comes to marketing, of course, it is expected that in most cases your home will be on the market for a few months. So, during the holiday season, it can be a wonderful way to stand out to showcase some photos of your home while decorated. Or, with simple changes like the fireplace on with a glowing fire. However, once that season ends, you will want to quickly switch your photos back to the traditional photos. You don’t want to create an image that provides a “timestamp” to potentially buyers. Even though March is not that far past December…people are ready to think about summer vacations in March. Christmas will already seem like a distant memory and it will draw attention to the length of time your home has been on the market.
