If you recall, we were talking last week about Where Avondale is, as a lot of people have ideas, but it is not that big of a neighborhood. So today, I will quickly write about how much homes are selling for over the past 6 months or so.
The image below shows the current homes for sale in Avondale (note the green circle). The other shaded areas are simply other neighborhoods in this section of West Ashley (for ex: Ashley Forest, Carolina Terrace, Magnolia, Maryville & Moreland).
These homes for sale today in Avondale range in size, price and location. The one that backs up to the marsh/Ashley River is on the market for $995,000 and is 4150sqft with 5 bedrooms and 4.5 baths. The other two are not on the marsh/river and their price will reflect that.
You can get a 1132 sqft home that is being sold As-Is for $275,000. It has 3 bedrooms and 1 bath. Or you can get a large (.34 acres) lot home that is supposed to be setup to split into two lots, thus you get 2 lots with a house on it for $500,000. They state you can buy just the house ($320,000), but it would then have to be moved to one lot or the other. It has 1679 sqft and has 2 bedrooms and 1 bath.
There are 4 homes currently under contract (Active Contingent) in Avondale. These homes range in price from $385,000 to $444,900. You should expect homes to go under contract in less than 80 days (12, 46, 55, 80).
I just did a lookup and there have been 11 homes sold in the past 6 months or so, in Avondale.
