WOW - I can't believe its already February! Seems like we were just getting ready for the holiday season. I don't know about you, but in my world the days/weeks/months literally fly by.
February is winter in Charleston, so far the weather has been fantastic, with only 3 days failing to reach 50 degrees in January. We still might see a handful of cold days, but by the end of the month, we'll begin to see our first signs that Spring is on its way. The Bradford Pear trees are the first trees to bloom, and they will start at the end of this month.
Very unusual to see our real estate market sizzling hot in January. January 2017 was the busiest January real estate has ever had in Charleston! 2016 was the 2nd busiest, second only to 2005 by just a few hundred sales. 2016 - we sold over 17k homes and that was up over 10% over 2015.
The median sales price was at an all time high of $245k, but it was only a modest 4.3% gain over 2015. Many factors are pointing to 2017 being the best year we've ever had.
We continue to receive allocates from all sides. Volvo is going to open their plant here this year in the Goose Creek/Summerville area. You can still buy a home on that side of town for $100 / sqft. Of course, Mt. Pleasant remains the most desirable area with those for expendable incomes. Planning on buying in this area - homes are running about $200 / sqft.
New mayor, John Tecklenburg, seems intent on reviving West Ashley. It's a great central location to live in and you can buy there for under $150 / sqft.
New construction is booming on Johns Island! Of course, new construction is booming all over the tri-county area, but Johns Island is now on everyone's radar.
And, all of the island are great places for a 2nd home!
